Question 1 : Do I determine the uses in the project, or it is just about housing?
Reply: No the usage of the project is predetermined Please refer to the Competition Brief. Lot 9 & 11 are for residential, Lot 10 is for offices. Also we have specified that within mixing residential and offices is kept to the discretion of the participants as long as 2/3 of the main function is available.
Question 2 : For each type or residential or offices we have to implement two sizes only?
Reply: Yes, this is correct you need to have at least two variants in sizes. Having more is up to you
Question 3 : I did not get the Façade & balcony details can you explain more about these?
Reply: Please ignore completely this part from the brief: “As for the balconies linear distribution, they should not exceed 40% of the façade horizontal length (k), and each balcony should not be more than 10% of the façade. Also balconies of next floor cannot be above each other”.
Question 5 : each lot has a different height, should the roof be accessible from the adjacent building?
Reply: The height difference is correct; the accessibility is left to the discretion of the participants.
Question 6 : are we supposed to design the parking?
Reply: No, the parking design and proposal is not in the scope of your submission. What you need to show is the location of the parking entrance in Lot # 11. Please check for more details on the Brief.
Question 7: where is the limit of underground parking
Reply: the limit of the underground parking extends till the limit of the block shown in dashed lines on the plan page 9. And you can check it on the cad file as well. The lots start at three (3) meter from that limit.
Question 8 : Can someone from the team go and see the location
Reply: Checking or visiting the site is completely up to you. As far as the project is concerned we are developing part of an urban block, the actual surroundings are not intrinsic part of the project. In addition to that the area can be critical to visit (port nearby, military barracks all around and governmental hospital). Finally, the deliverables are not asking for pictures with the surrounding. So based on these we as Dar[e] don’t think it is necessary to visit the site.
Question 9 : The A1’s to be submitted must be in portrait, or landscape orientation?
Reply: the orientation of the sheets is kept to the discretion of the participants.
Question 10 : Is the plan of the residential blocks covering the whole lots given (9,10,11) or should we abide by the law and regulations of the zone?
Reply: No you do not need to abide by the local law and regulation. That is one of the important factors the competition is to follow the competition criteria only. These are detailed in the page 4 of the competition booklet under “the following constrains/criteria shall apply".
Question 11 : Are there any specific deliverables you’d like to see in the final A1 presentation?
Reply: Please refer to the proposed deliverables as mentioned on page 6 of the competition booklet (points 1; 2; 3 and 4)
Question 12 : I am not supposed to do any energy studies or Solar studies at least?
Reply: that’s a big no for both. As it is specified in Point 6 of the Judgment criteria. Instead as specified in point 8 of the same Judgment and Criteria, you are expected to show through night/day and seasonal sketches how the building will behave in terms of providing comfort with minimal energy.
Question 13 : How and where will we do the submission? Is it all digital?
Reply: Yes it is all digital. One week prior to submission we will send you the necessary details (emails and or link for submission). These will include one detailed submission sheet which you will have to fill in and hand it over with your other documents.
Question 14 : What are the adjacent lot heights?
Reply: we shall determine the following floors for each lot: lot #1 eight (8) floors; lot #2 seven (7) floors; lot#3 five (5) floors; lot #4 seven (7) floors; lot#5 eight (8) floors; lot #6 five (5) floors; lot #7 eight (8) floors and lot #8 seven (7) floors
Question 15: Please can you explain what is Zone “j” in the section
Reply: you can implement any light weight structure that you think might assist you in providing the required comfort as long as it fits the criteria in the brief not continuous and not fully opaque
Question 16: should i design the public spaces as well?
Reply: No you are not required to design the public space. But you need to design two light weight canopies on both sides of the building.
